Basement living banned in Phuket

The Phuket Environment Committee wants all buildings to adopt earthquake prevention measures and has prohibited people from using or building basements for residential space.

Deputy Phuket Governor Worapoj Ratsima chaired a meeting of related agencies at the Land Office yesterday to consider the Initial Environmental Examination (IEE) reports of seven housing estate projects - including Jumeirah Private Island on Koh Rad and Butterfly Condominium and Phu Laele Condominium in Muang Phuket's Tambon Karon.

They agreed in principle to most of the IEE's project reports except for Phu Laele, which needed some adjustments.

The meeting concluded that basements, whether used or unused, were not calculated when measuring the height of a building

It agreed to prohibit basements being used as a residential area and to require the space be included in the whole area when measuring a building.

Buildings would also have to have earthquake prevention measures as outlined in the Building Control Act 1979. Consideration of a construction project with a basement section would be on a case-by-case basis, taking environmental and other factors into consideration.

Some parts of the west coast of Phuket would be prohibited from having buildings with basements as set out in the Building Control Act 1979 and Natural Resources and Environment Ministry regulations.
